By integrating licensed agents into our administration, we provide Board Members and owners with a seamless, professional experience that ensures every request is handled with precision and care. Our approach transforms standard HOA management into a high-touch, expert-led service designed for carefree living. 

The MANAGER Advantage

Each association is assigned a dedicated Community Association Manager.  The dedicated manager performs almost all the administrative tasks for the association, including attending Board Meetings, reviewing homeowner accounts, and responding to Board Member and Owner questions or concerns.  You have a direct point of contact and do not have to worry about trying to reach the right department to address your concern.  This model ensures that your manager is familiar with your association. 

The MEETING Advantage

Our professional Community Association Managers attend and assist with facilitation of Board and Annual Meetings.  In addition to being available to provide decision guidance, this also includes preparation of the agenda, preparation and distribution of meeting materials, and drafting the meeting minutes.   Our mangers are trained in holding in-person, remote, and hybrid meetings as necessary. 

The INSPECTION Advantage

Our full-service management services include a detailed full property visual inspection once per year followed up with a report of our findings.   In addition to the annual inspection, we perform basic visual inspections once per month.  These routine site visits allow us to ensure that contracted work is performed as expected and identify any concerns that require the Board's attention.  

The CONTRACTOR Advantage

We do not utilize an in-house construction contractor and have no affiliations, nor any ownership stake, with specific contractors.  Additionally, we do not receive incentives for directing work to specific vendors.  Our goal is to find the contractor best suited for your association’s specific needs.  As a professional management company, our role is to act in your best interest—not to promote or encourage unnecessary and costly claims or repairs.

The FINANCIAL Advantage

We prepare association financials in an easy-to-understand cash accounting format.  Each month we provide a full reconciliation of your financial accounts, including any prepaid dues and delinquencies.  We forecast spending through the end of your fiscal year so that the Board can make informed decisions on any additional project spending. Board Members are provided with real-time direct viewing access of their association  bank accounts to verify and validate balances and spending activity.

Founded in 2002, Advantage Townhome Management has operated for almost 25 years.  Advantage Townhome Management is independently owned and not subject to the demands of shareholders or a private equity firm.  We serve only communities in and around the Minneapolis / St Paul area, allowing us to become experts in local jurisdictions and Minnesota laws governing associations.
